Terms and Conditions
Article 1. Applicable regulations
These terms and conditions are part of the hosting contract, which is subject to the status of serviced properties with no possibility of security of tenure (an address statement is applicable since the student accommodation is considered as main residence).
They supersede any other condition.
Article 2. Reservation
A booking in a Suitétudes property is only valid after acceptance of the customer booking by Suitétudes. It is subject to payment of application fee and a rental deposit collected at time of booking (depending on the length of stay). It is paid back to the occupant when no damage is found during the check out and after settlement of all debts. The deposit will be refunded within a period of one month after the release of the check out in accordance with legislation.
Confirmation of acceptance of the request remains the sole decision of Suitétudes.
In addition, to be confirmed, the reservation must be guaranteed by a physical or bank guarantee or be followed by the payment in advance. Some other conditions may apply in case of partnership arrangements with companies that commit to liability.
Different conditions may apply depending on the promotional rates. In this case, the features mentioned below the description of the rate on the booking page supersede the conditions mentioned above.
Article 3. Rates
Rates include only accommodation occupancy.
Rates can be revised without notice and optional services are not included in the rate.
Rates are calculated with a VAT rate of 10% (subject to VAT increase). They do not include council tax nor the garbage fee.
Administration fee may be charged (see price conditions displayed according to the law).
Payment must be made during the first 5 days of the month.
In case of non-payment, the person or organization who jointly committed the rental contract would be contacted.
For any amount which the occupant would be liable to Suitétudes, he can be sued by any legal means. Accommodation is considered as occupied until the keys have not been given back and the accommodation has been left by the occupant.
Article 4. Modification of reservation or length of stay
Any modification of the stay or any request for cancellation must be made in writing (email, fax, mail) and additional fees may apply.
- Up to 7 days after reservation: No charge
- Up to 1 month before the supposed arrival date: 50% administration fee
- Up to 15 days before the supposed arrival date: 100% administration fee
- Up to 7 days before the supposed arrival date: 100% administration fee + ½ month rent
- Beyond that point 100% administration fee + 1 month rent
A renewal is subject to availability and remains the sole decision of Suitétudes without obligation to maintain in the same apartment or at the same price.
If renewal is accepted with a new rate, it will apply from the date of acceptance of the application by Suitétudes with a new lease.
For bookings made online, in accordance with the Consumer Code Article L121-21, Hamon Law of 17.03.2014, the withdrawal period without charge is 14 days.
Article 5. Occupant commitments
The resident must subscribe to an insurance from a qualified insurance firm covering the civil liability and rental risk and provide proof to Suitétudes if requested (for stays equal to or longer than 6 months).
In case of non presentation of the insurance certificate, Suitétudes will implement the termination clause of one month, allowing the company to terminate the contract for insurance default.
Featuring a partnership with Suitétudes, Cabinet Levy SwissLife Insurance offers insurance Multi Risks Housing for a preferential rate of 7 € / month. The resident has no obligation to subscribe any insurance with this firm.
The resident only may occupy the accommodation. He can not release his accommodation in favor of a third party even for a short period or lend it to a third party without prior agreement of Suitétudes.
The authorized access can be exercised only in the presence of the resident. Any visitor may be asked to provide identification to the warden and justify his presence.
Any visitor staying one or more nights will have to pay a fee equal to 1 / 100th of the reference monthly rent per night occupancy.
The resident is not allowed to receive mail for third parties. He must proceed to the change of address as soon as he left.
At the arrival, the accommodation will be delivered in good condition into the occupant’s care. During his whole stay the occupant must take good care of the apartment.
The resident agrees to respect the other residents, their work and resting times as well as the Suitétudes staff. In order to respect his neighbors, he is aimed to limit noise he and his guests would be responsible for, especially after 22 hours, and even in public and outdoor areas.
A clear entry survey is given to the resident upon arrival. It is imperative to accurately complete this document to avoid any subsequent dispute. An exit survey is made at the check out. To plan the survey he must make an appointment with Suitétudes Manager. Otherwise, the survey will be unilaterally prepared by Suitétudes.
The resident is responsible for his apartment as well as equipment and furniture provided in the apartment. Any fitting or decoration change should be done respecting the apartment and furniture. Any damage will result in financial penalties.
Waste bags should be daily taken out into the containers provided near the building.
The occupation of the accommodation has to be respectful in accordance with French law, customs and morals (according to article 7 of 06/07/1989).
Suitétudes can not be held as responsible for theft within the property, in public areas, car park area, etc.
Also, every occupant must properly lock his door.
However, it is strongly recommended to the resident to report any mischief he could be victim of to the manager of the property.
There is an inventory in every apartment. The resident must check the accuracy and quality on the arrival and report any abnormality, missing or damaged items to the reception or warden in a written document (email, fax, mail) within 4 hours after the arrival.
On the departure of the resident, the inventory and the cleanliness of the apartment will be subject to review by Suitétudes and failure to inventory or damage caused to the apartment will be charged to the resident.
The resident mandates Suitétudes to enter the accommodation for the technical maintenance, for safety or any emergency. In any way the right of occupancy shall not entitle residents to prohibit access in his apartment to the management company or the owner of the apartment for maintenance purposes, for safety reasons of goods and people, health reasons, or to verify the proper application of the internal regulations.
Display in public areas and within the property is prohibited except in the space provided for this purpose.
Article 6. Claims
In case of any complaint or difficulty encountered during your stay, we advise you to notify Suitétudes, the manager of the property or any person identified as such so that a solution can be quickly found.
Suitétudes Company does not assume the reimbursement of phone or mail fees inherent of your requests even if they are justified.
Article 7. Liability
Suitétudes’ responsibility can not be held in case of exceeding the capacity of the apartment by the resident.
The provisions of section 1952 and following of the Civil Code concerning hoteliers do not apply.
The resident is liable to the other residents of the damage he may cause.
Any damage or loss of items in its care (including key game) will be replaced by Suitétudes but paid by the resident.
The accommodation keys must not be reproduced or given to anyone other than the manager of the property.
It is forbidden to change the resident cannon locks or add locks on the front door.
In case of electronics doors, the resident agrees not to disclose the code, not to lend or exchange the given electronic key.
Article 8. Termination not renewed sanction
In case of breach of any of its obligations or unsuitable behavior disturbing the stay of other occupants, the contract will be automatically terminated without notice and without delay. The resident must leave the accommodation immediately and can be evicted if necessary with the assistance of the police.
Article 9. Renewal
The renewal of the contract may be considered only if the resident has paid all his debts, and does not violate these Terms or the Rules.
